Beauchamp Ranch makes for the ideal basecamp for all your hill country explorations, perfect for relaxing getaways with family & friends, festive holidays, girls weekend wine-n-dine time and lovely accommodations for your wedding guests.
Masterfully remodeled top to bottom, inside and out in 2023, our property was once a historic, prized turkey ranch in the early 1900's. The designer decor honors the property’s history and our love all things Texas and Mexico while featuring modern amenities with whimsically styled & comfy twist. Our quiet & safe neighborhood ensures you’ll enjoy serene privacy amongst glorious TX nature.
Speaking of hill country nature…While sipping your morning coffee or evening cocktails on the covered back deck enjoy a front row seat to the parade of wildlife that roams in the creek just beyond our fence line. You’ll be surrounded by 25 gorgeous mature live oaks, famed in-season wildflowers and hill country neighborhood fauna—owls, deer, squirrels, foxes, racoons, wild turkeys, butterflies, birds…always a surprise!
A plethora of charming historic towns that make the Central Texas Hill Country so very special; Fredericksburg, Gruene, Wimberley and Johnson City are just 10-40 min away.

THE SPACE
Our spacious, light filled three-bedroom, two full bath bathroom single story ranch is thoughtfully equipped and appointed with everything you need for your ‘stay awhile’, staycation or…stay the weekend. You will have full access to the main home, the entire fenced in acreage with driveway parking for six cars, two of those six cars will fit under the shaded carport.
Maximum number of registered guests is SIX people. All guests must be registered on the booking.
PLEASE NOTE: Pictured in listing is a locked & alarm secured barn, access to the barn and adjacent storage is NOT part of the rental.

Note: There's plenty of room in laundry room for a dog crate, but we do not provide it.
$150/per dog/per booking. One dog max. **Please reach out to host if you have two dogs. ** Must be up to date on all vaccinations, 100% housebroken and well behaved. Guest responsible for poop clean-up in yard and any damages incurred beyond regular cleaning. Guest will be charged $500 for any unregistered pets.
Guest access
You have full access to the entire main home and acreage of private, fenced in grounds. There is another large barn on site is locked and alarm secured that is NOT included in booking. In listing picture you'll see it has a large Texas star on it.
Each booking is given unique access codes, for the main gate and self-check-in at front door electronic keypad, making check-in a breeze. You will also be loaned a remote control for easy in & out of driveway gate during your stay.
ON-SITE SECURED PARKING
Room for maximum six cars in private gated driveway. There’s a covered parking portico that fits two large cars. No garage parking.
You may come and go, play, enjoy, as you please while also respecting our wonderful neighbors and the Dripping Spring quiet hours ordinance from 10 pm – 7 am,

JUST NEWLY REMODELED
In summer 2023, we remodeled Beauchamp Ranch inside & out on our own (Kevin is a construction superintendent and Kerri is an interior designer). It’s colorful, full of gorgeous natural light, clean, modern & the decor reflects our love of all things TexMex. The artwork throughout the home celebrates & supports artisans from Texas and Mexico.
WATER.
Well water runs through a water softening & purification system throughout the home. Additionally, there is a reverse osmosis water purification system at the kitchen sink.
SEPTIC SYSTEM.
The ranch runs on a septic system, that means...
- No flushing of anything other than provided toilet paper and natural waste in bathroom toilets. Place everything else in the trash. Even things that claim to be flushable will wreak havoc on a septic system.
- Only non-solidifying liquids go down kitchen, laundry and bathroom sink drains. Place everything else in the trash.
DRIPPING SPRINGS QUIET HOURS
Dripping Spring noise ordinance quiet hours are 10 pm – 7 am. Loud noises, music, and/or loud vehicle noises are not permitted between the hours of 10:00 pm and 7:00 am.

We are proudly stewards of the delicate Texas hill country flora & fauna ecosystem. We regularly and only use all-natural means to control unwanted pests throughout the property, inside and outside. We maintain the natural Texas grasses and in-season wildflowers at a height that’s healthy for the terroir ecosystem.
